Welcome to the Sedgefield Borough Council's Planning Department. The service is split into four sections: Development Control, Building Control, Forward Planning and Design, Conservation, Landscape and Trees.
CHANGES TO THE PLANNING SYSTEM
INTRODUCTION OF 1 APP PLANNING APPLICATION FORM
On
3rd March 2008, Sedgefield Borough Council introduced a new set of planning application forms, known as National Standard
or 1 APP Planning Application Forms. These have been designed for national use and are used by all English Councils.

APP replaced all previous paper and electronic planning application forms including Listed Building Consent, Conservation
Area Consent, Advertisement Consent, Certificate of Lawful Use/Development, Tree Work Applications/Notifications and Hedge
Removal Notices.
It was compulsory for all new planning applications submitted on paper forms to be made on the new 1 APP form as from 06 April 2008. Local Planning Authorities cannot process any paper planning applications unless the application is submitted on the 1 APP form. Your application must include all of the information and documents specified on the form (the national requirements) together with any additional information and documents specified by Sedgefield Borough Council (the local requirements).

Development Control is responsible for the processing of planning applications, appeals and deals with enquiries as to the need for planning applications. The section also deals with breaches of planning control through our Enforcement Officer.
Building Control is principally a service to ensure health and safety standards apply to building work, energy saving provisions are attained and premises are fully accessible for use, through the application of National Building Regulations.
Forward Planning is responsible for the Local Development Framework, the Sedgefield Borough Local Development Plan as well as the corporate Geographical Information Systems, contaminated land and the Local Land and Property Gazetteer.
Design, Conservation, Landscape and Trees team have responsibility for providing comprehensive , Design and Conservation, Listed Buildings, trees and woodlands services.

The PLANNING PORTAL:
· Creates site location plans to accompany applications (compulsory).
· Calculates the cost of your application fee.
· Allows you to pay the application fee online.
· Automatically checks the correct parts of the form are filled in.
· Recalls details automatically saving time if you regularly send applications.
· Electronic form only needs to be completed once, saving time and money.
· Receives supporting electronic files (plans, documents, images etc) with applications.
· Only one copy of all plans, documents, images etc needed if sent electronically
We welcome planning applications submitted through the Planning Portal
Once completed the application is sent directly to Sedgefield Borough Council's Planning Department. If you are unable to apply online, downloadable planning application forms are available for you to view and print off. Alternatively, the relevant forms can be collected from our offices at Green Lane, Spennymoor or sent to you by post.
